Planning and design

The concept for this development is to conserve and enhance the natural character of the property. The 80 acres has a relatively high diversity of landform and vegetation. We feel the property is one of the nicest in the RM. The single access road developed from the earlier trail was undertaken to minimize impact on land – removal of trees, grading, etc. These are larger parcels (classified in the Blucher RM as ‘medium-density residential development' being 5 ac minimum size, rather than ‘intensive residential development' at 2 ac minimum size.) Five acre minimum parcels allow for variation in landscape, distance between neighbours, space for out building(s), opportunity for a large garden and a few livestock as preferred. We encourage owners to use the parcel productively. The phrase ‘too big to mow, too small to grow” should not apply. Where ever possible native vegetation is to be preserved, and expanded to provide a sense of the regional place.

The 80 acre property is subdivided into 11 lots, each with variety of features. Approximate house locations are indicated on the satellite view plan. Geo-tech sites exist on each parcel (except F). Soil, hydrology data is available for each site. The testing indicates soil character being highly suitability for simple septic field construction.
